L\u00e1zaro!<\/p>\n\n\n\n<p>&nbsp;Boring but important information and rules:<\/p>\n\n\n\n<p>Liability: HolidayOnJ LDA is not responsible for any\nlost or stolen valuables, Money and articles of value should not be left in the\napartments unattended, Bags given to our care will only be of our\nresponsibility if the guests signs our luggage drop sheet, stolen bags are\nrefunded by the hotel insurance that will evaluate each situation and reach\ndirectly the guest, maximum value covered 3 000 EUR.<\/p>\n\n\n\n<p>Authorizations: The guest authorizes HolidayOnJ to debit the CC with the amount of the expenses during the stay. The guest understands that if they wish to leave before the departure date, they must notify HolidayOnJ and the cancelation conditions of the chosen rate will be applied. The guest agrees that he is responsible for the bill, and that he will be liable, personally, if the company, association, or person responsible for paying the bill does not settle it in full.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p><strong>Pre &#8211; Authorization or Cash Deposit :<\/strong> A security deposit of 100 euros will be withheld, either through a credit card transaction or in cash, depending on the selected method of payment. These funds will be released at the time of check-out, using the chosen payment method. The guest understands and consents to the use of the provided credit card, without the need for the original signature on the receipt. It is acknowledged that this credit card authorization cannot be canceled or terminated until 90 days after the end of the stay, in case of damages. Additional costs may include unauthorized telephone and long-distance satellite TV charges, excessive cleaning fees, damages beyond normal wear and tear, and non-return of keys.<\/p>\n\n\n\n<p>Policies: All our rentals are nonpermanent, for\ntouristic purposes, only valid for the dates of the reservation, the renter\ncannot give other use to the apartments or sub rent them total or partially.\nThe renter can not enter the apartments with more guests then the ones declared\nat check in, Front Desk must be notified if visitors enter the apartments. The\nguest agrees to respect the terms and conditions during the reservation, stated\non the hotel website Terms &amp; Conditions and fixated on the apartment doors,\nincluding but not only:<\/p>\n\n\n\n<p>Breach of these our policies will lead to the charge\nof a 250 EUR fee on the CC associated with the booking.<\/p>\n\n\n\n<p>&nbsp;The visitor is intended to prudent use of the\nleased apartment and keep all the equipment and furniture, the network of water\ndistribution, electricity and sanitation in the same condition before checking\nin. Damages to the apartment or building will lead to a charge with the fair\nvalue of the respective damage. On the day of your check-in, if the guest finds\nany damaged or broken items in the apartment, they should contact our team\nimmediately so that we can make the necessary arrangements. Please check our\nwebsite for the predefined costs of each building or property.<\/p>\n\n\n\n<p>After Hours: Our Front Office hours are from 8:30AM to 10PM. After this hours the guests should dial 1000 from the apartment or ring the main door bell to reach our out of working hours phone. Outside the period from 08:30am to 10:00pm we will charge: 20 EUR phone call ls + 75 EUR to travel to the aparthotel. Have a wonderful stay!<\/p>\n\n\n\n<p>Booking Terms and Conditions<\/p>\n\n\n\n<p><strong>Refundable Rates&nbsp;<\/strong>\u2013 We charge 10% of the total booking amount and 90% five days before the check-in date. If you cancel your reservation up to five days before the date of arrival, we will refund the total amount. After that, the rate will be non-refundable.&nbsp; If the guest doesn&#8217;t show up, they&#8217;ll be charged the total price of the reservation and the apartment released at 9AM of the next day.<\/p>\n\n\n\n<p><br>The guest can be charged a prepayment of the total price of the reservation at any time. <\/p>\n\n\n\n<p><strong>Non-refundable rates<\/strong>&nbsp;\u2013\nNo refund from the time the booking is made.<\/p>\n\n\n\n<p>PRICES: Prices, terms, and fees are subject to\nchange without notice. We reserve the right to move the Guest up to 30 days in\nadvance to a comparable property or refund the amount paid to the Guest.<\/p>\n\n\n\n<p>PAYMENT TERMS: Credit Cards and Bank Transfer\naccepted.<\/p>\n\n\n\n<p>CREDIT CARD PRE-AUTHORIZATION OR CASH DEPOSIT:<\/p>\n\n\n\n<p><strong>Lisbon\/Baleal: <\/strong>will be charged upon check-in. The pre-authorization\/security deposit amount is EUR 100;<\/p>\n\n\n\n<p><strong>Vilamoura: <\/strong>will be charged upon check-in. The pre-authorization\/security deposit amount is EUR 800;<\/p>\n\n\n\n<p>This amount is refunded or released upon check-out\nif in cash and after check-out if by credit card. The guest understands and\nconsents to the use of the credit card provided without the original signature\nof the charge slip and that this credit card authorization cannot be revoked\nand will not end until 90 days after the rent is unoccupied in case any damages\noccur during their stay. Additional charges may include phone and satellite TV\nunauthorized charges, long-distance calls; excessive cleaning rates; damage\nbeyond normal wear and not returned keys.<\/p>\n\n\n\n<p> EXTRA BEDS: Children up to 3 years of age stay free of charge in the parents bed or baby cot. Some apartments offer the possibility to accommodate 2 extra guests in addition to the regular bed capacity. For older children or adults a fee of \u20ac 20 per night per person will be charged. .<\/p>\n\n\n\n<p> Maximum bed capacity per apartment: 2 extra guests or 2 baby cots. <\/p>\n\n\n\n<p>CHECK IN \/ OUT: The rental period begins at 04:00 pm on the day of arrival and ends at 11:00 am on the day of departure unless prior arrangements have been made. Early check-ins and late departures will incur an additional charge which has to be paid by cash or credit card on arrival.<\/p>\n\n\n\n<p>LATE CHECK-IN: If you are planning to arrive after 10 PM, let us know in advance so we can arrange your late check-in<em>&nbsp;\u2013&nbsp;<\/em>completely automated and free! Note that after 10 PM there will be no one at the property and all the late check-ins have to be coordinated up to 4 PM of the check-in day.<\/p>\n\n\n\n<p>DAMAGES &amp; CLEANING ISSUES: Any questions\nregarding the cleanliness or damages noticed on arrival should be reported to\nthe property immediately. If the issues of damages or cleaning are not reported\nwithin 3 hours of your arrival, your credit card may be charged for the cost of\nrepairs. All general maintenance problems should also be reported&nbsp;<em>so<\/em>&nbsp;the unit can be kept in\ngood repair.<\/p>\n\n\n\n<p><br>\nGuests will not have any additional charges if the following are met: No damage\nis done to unit or its contents, including linens and towels; no items are\nmissing after checking the inventory. (This includes, but is not limited to,\ntransferring items to other units.); All debris, rubbish, and discards are\nplaced in appropriate containers. All soiled dishes are placed in the\ndishwasher; The number of guests occupying the unit does not exceed those\ncontracted upon reservation; There is no smoke or evidence of smoking; The unit\nis left in a undamaged state;<\/p>\n\n\n\n<p>Pet-friendly units show no signs of damage by\nanimals or marks that require extra cleaning;<\/p>\n\n\n\n<p><br>\nIf you have any problems with the vacation property during your stay, please\ncontact us and we will do our best to rectify the matter as soon as is\npractically possible. If a problem remains unresolved, you must notify us in\nwriting within 7 days of your departure. No action may be taken or liability\naccepted for any complaints received after this period. Our goal is to resolve\ncomplaints within two months of receipt; the details will be kept confidential\nto the parties only. Please note that, as a result of the hot Portuguese\nclimate where the villas are situated, insects such as flies and others are\noccasionally inevitable, and are not grounds for complaint. Each holiday\nproperty is treated periodically as part of a program of pest and termite\ncontrol and is cleaned after each rental.<\/p>\n\n\n\n<p>NO SMOKING \u2013 Smoking is not permitted in any of our\nunits. It is not allowed via any open window or door; nor is it permitted on\nbalconies. We will charge a \u20ac 250 cleaning fee if we see that the guests have\nbeen smoking inside the property.<\/p>\n\n\n\n<p>SEVERE WEATHER: We do not refund lost rents or\ndeposits due to canceled or shortened stays because of the weather. We suggest\nthe purchase of Vacation Travel Insurance.<\/p>\n\n\n\n<p>PET POLICY: We also love our 4 paws friends and to\nwelcome them in our apartments. However, in order for all our visitors to have\na pleasant stay we ask our guests traveling with their pets to sign the\nfollowing document upon arrival, thank you for your understanding<\/p>\n\n\n\n<p>In order for a pet to stay with us the\nowner must agree to the following rules. Failing to abide to any of them might\nlead to a fine or immediate termination of your rental agreement.<\/p>\n\n\n\n<p>1. A deposit of 150 \u20ac will be charged at\ncheck-in, this deposit will be returned upon checkout if the room is in the\nsame condition as upon arrival. If there is excrement inside the apartment, pet\nhairs, etc the deposit will not be refunded.<\/p>\n\n\n\n<p>2. Pets must not cause damage to the\nfacilities or furniture. If any damage happens during your stay, the cost of\nrepair will be charged to the credit card we have on file.<\/p>\n\n\n\n<p>3. All animals must conform to the\nfollowing specifications and documentation by an accredited veterinarian must\nbe provided by the client upon request.<\/p>\n\n\n\n<p>a.\nMay not exceed 20kg;<\/p>\n\n\n\n<p>b.\nMust be at least 1 year of age or older;<\/p>\n\n\n\n<p>c.\nMust be up-to-date on rabies vaccinations and all other vaccinations; d. All\npets must have the flea treatment;<\/p>\n\n\n\n<p>4. All animals must be controlled at all\ntimes outside of the apartment and in the common areas of the hotel;<\/p>\n\n\n\n<p>5. The pet has an up-to-date\npassport\/registration and I will present it at check-in;<\/p>\n\n\n\n<p>6. The pet fee is of \u20ac25 per pet per\nnight. This fee will cover the pet&#8217;s stay and additional cleaning. I understand\nthat this fee does not include any additional costs that may result from damage\nor excessive cleaning of linens, carpets, or furnishings. I agree that the\ncondition of the room is based on management&#8217;s judgment after my departure;<\/p>\n\n\n\n<p>7. Pets are not allowed in the bed;\nshower; furniture at any time. Any evidence of pets on the furniture may result\nin additional cleaning charges.;<\/p>\n\n\n\n<p>9. The Client must prevent animals from\nmaking excessive noise at a level that disturbs neighbours;<\/p>\n\n\n\n<p>10. Pets are not allowed to be alone in\nany circumstance, inside or outside the apartment, on the balcony or in the\ncourtyard; If a pet is found alone in the apartment a fine will be applied or\nthe reservation immediately terminated.<\/p>\n\n\n\n<p>12. OnJ is not responsible for any\nillness or injury that may incur to animals or humans while they are in the\napartment;<\/p>\n\n\n\n<p>13. The Guest shall be solely responsible for the\npet while on the property.<\/p>\n\n\n\n<p><br>\nRULES OF COMMUNITY: Guests agree to comply with community rules. These can be\nposted on the unit or in the community pool or office. The pool hours are 09:00\nto 21:00 and the shared barbecue should be cleaned after each time you use it.\nThese rules may change from time to time.<\/p>\n\n\n\n<p>FAKE RESERVATIONS: Any reservation obtained under\nfalse pretense will be subject to forfeiture of advance deposit and\/or rental\nmoney and the party will not be allowed to check -in.<\/p>\n\n\n\n<p>RESPONSIBILITIES:<\/p>\n\n\n\n<p>The guest assures us that the tenants will observe\nall conditions and terms of this agreement as to maintain the lease in good\norder and appearance and avoid disturbing the neighbors by respecting the\nno-noise policy after 23:00 and before 08:00. If violation of the no-noise rule\noccurs after the 1st warning then the guest can immediately be denied access to\nthe premises.<\/p>\n\n\n\n<p><br>\nThe guest ensures that any tenant who violates any of the terms of this\nAgreement shall be immediately denied occupancy and shall remedy any damages or\nother expenses that are caused by the tenant and\/or guest (s) of the tenant.<\/p>\n\n\n\n<p>The guest agrees that any tenant who is found using\ndrugs or allows others to use drugs on-site will be immediately denied\ncontinued occupancy at the sites.<\/p>\n\n\n\n<p>The guest and\/or their guests shall not disturb,\nannoy, endanger, or inconvenience neighbors, nor use the premises for immoral\nor illegal purposes, nor violate any law or ordinance, nor commit waste or\nnuisance on the premises.<\/p>\n\n\n\n<p>The guest agrees that during the term of this\ncontract and the time he\/she occupies the premises, he\/she will keep the rental\nclean and free of garbage, trash, and other waste; and all pipes, wires, glass,\nplumbing and other electrical equipment and devices in the same condition as at\nthe beginning, or can be put in during the term of the contract, reasonable\nwear and tear and damage caused by unavoidable fire and only exceptional\naccidents<\/p>\n\n\n\n<p><br>\nGUEST agrees to indemnify and save our company disclaims any liability, loss,\nor damage arising from any nuisance or harm made or suffered on-site by the\nguest, tenants, or guests or from any carelessness, negligence or improper\nconduct of any persons entering, occupying or visiting the facilities. We\naccept no responsibility or liability for any loss or damage or alteration of\nthe terms of your booking caused by events outside our control, including but\nnot limited to war, terrorist activity, civil commotion, flight delays or\ncancellations, airport closures, loss of luggage, adverse weather conditions,\nfire, flood, or industrial dispute.<\/p>\n\n\n\n<p>We cannot accept any responsibility for the public supply failures, such as water, electricity, Internet, or malfunction of the air conditioning system. Nor for the consequences of action or inaction of people who can control or provide key services, or any actions taken in the vicinity of the reserved property by any authority over which there is no control. We cannot accept any responsibility for your personal safety during your vacation. Children must be supervised at all times in and out of vacation property. We assume no liability for accidents. You are reminded of caution about their personal safety and the safety of their mates. Whenever possible, valuables should be left secure and out of sight.<\/p>\n\n\n\n<p>Group reservations<br>Bookings with more than 3 apartments are considered group reservations. For bookings of more than 3 apartments, contact <a>hello@holidayonj.com<\/a>.
